TERMS & CLOSING:
Each purchaser or winning bidder shall make a downpayment at the conclusion of the auction of 15% of the purchase price in the form of cash, certified check, cashier’s check, or good personal check secured by purchaser’s personal demand note payable to the Auctioneer. Balance to be paid for a general warranty deed and insurable title on or before 30 days. Properties with owner financing are noted.

BUYER’S PREMIUM:
A 10% buyer’s premium will be added to the winning bids to determine the contract selling price for each property. Buyers over the Internet pay an 11% buyer’s premium.
INTERNET BIDDING:
You may bid in advance of the auction and live during the auction if you have been approved and make the necessary downpayments or required deposits in advance to Auctioneer’s Escrow account. This will be $5,000.00 for single family homes and $10,000 for any Industrial property. The total amount of the 15% of the selling price shall be wired to auctioneers by close of business before 4:00 P.M. on October 21, 2009 or downpayment will be forfeited and property sold to runner up bidder. Purchase agreements will be posted on web site.
